fortnightly voice and vision of the long term care sector
Issue 7 Volume 1
"Despite the turbulence seen in the commercial markets, the elderly long term care sector remains resilient. The past six months have witnessed changes to Capital Gains Tax, a sharp increase in the price of utilities and the continued impact of the rising national minimum wage. Nevertheless, occupancy rates and profit margins remain stronger than ever. Whilst payroll costs as a proportion of revenue have increased, they appear to have been managed so as not to impact on the overall performance of a home. Government reform, including its Jeremy Tasker increasing support of supported living and domiciliary care, remains the biggest threat to the sector. However, strong underlying demographic indicators and the rise of homes catering for residents with dementia should ensure the future remains positive."

For Sale: Brooklands
A closed care home in East Sussex, which was previously registered for 22 residents, has been placed on the market through the Maidstone Office of Christie + Co. Brooklands is situated in an attractive semi-rural position on the outskirts of Dallington, with the town of Heathfield approximately a fiveminute drive away. The home comprises a detached property, which is believed to date back to the 16th Century and has been substantially extended. Arranged over two floors, with a single storey ground floor former stable block, there are one twin and 20 single bedrooms; the majority of which have en suite facilities, a residents' lounge and two dining rooms. A sweeping gravel driveway leads to off-street parking for approximately 10 cars and there is a lawned front garden, a good sized level patio, a rear garden and an orchard. John Harrison, from Christie + Co's Maidstone Office, who is handling the sale, commented; "The home was registered with the Commission for Social Care Inspection for 22 residents before it was closed and now offers an excellent opportunity for either alternative development or continued care use; we have been advised it was also previously used as a hotel." Christie + Co is asking £695,000 for the freehold interest of Brooklands. Tel: 01622 656 000
